About the proposed buildings on E Tremont Ave

Two towers of about 25 floors are proposed.
Parkchester Watch Groups’ Concerns

Ruining the look of our historic planned community. Parkchester should be landmarked!

Height: Both buildings are proposed to be only a few feet shorter than our heat plant smoke stack at about 25 floors.

The condo sponsor owns our buildings and garages. If they have money to build new buildings they should make a financial commitment to improving our buildings. New elevators, wheelchair ramps, cameras in the halls, properly fix leaks and mold. We also ask for modernization of our heating system: energy efficent, and thermostat control .We want a sizable upfront financial commitment from the sposor that will go directly towards capital improvements, as well as an annual financial commitment that will be used for capital improvement.

Will the parking garages built have enough spaces? Will we be allowed to use them? Will the new buildings get priority?

Blocking of lights, views and breezes: Our buildings are close and the new buildings will be almost twice the height of our taller buildings, and over three times the height of our shorter buildings.

PWG would like to see a YMCA with a pool. Our neighborhood could use more recreation.

We support the new Metro North Station and new housing units in the neighborhood but oppose the height of the new zoning. R8 zoning such as planned on the vacant lot on the corner of E Tremont and Unionport Rd has no absolut height limits from our understanding. A building significantly taller than our 13 story buildings in Parkchester could be built. We oppose zoning being changed on the current site of our two garages,heat plant and management offices to anything that would permit residential buildings being built. Preserving our current garage spaces do not go far enough. We need to protect the historic fabric of the 83 year old planned community which has historical significance.
In previous meetings when we asked DCP about parking we have been told that parking is not included in the plan but not excluded in the plan. We feel DCP is sidestepping our concerns about parking and not listening to residents on this issue. Parking is one of our top concerns.
Parkchester Watch Group’s concerns about new zoning

School overcrowding with plans to add a total of 7500 units of housing

Crime and security. E Tremont is known for cars getting broken in: lack of good street lights and no NYPD security cameras.

Traffic and congestion: Street can have slow traffic during rush hours.

Additional parking is needed; there is already a parking shortage; additional development will make it worse.

Blocking of views, light and breezes.
What Parkchester Watch Group wants to see in this plan

A new elementary school

NYPD security cameras on E Tremont Ave and improved street lighting.

A MTA police substation in train station

A plan to minimize traffic jams.

A public parking structure with spaces set aside for monthly parking for all local residents.

Less dense zoning for vacant lot on f E Tremont and Unionport Rd to be in scale with heights of our buildings around 13 floors.

Protections to keep Parkchester Condos garages, management office andheat plant from being torn down or built upon. (Do not change the zoning to residential.

Buildings of approximately 4 floor height On North side of the street of E Tremont Ave to ‘step down’ the height of our buildings.
