Consistently use alert system for scheduled outages, and unexpected outages, and send an update when service is restored. Make sure PPD, service and management have access to send text alerts to make it part of workflow.( Due upon receipt of email.)

Provide two weeks notices of planned closures of drives. People go on vacation and need to move cars, need time to reschedule moves or deliveries. ( due 4 weeks after email is sent.)

Provide unit owners with details about the procurement process in how bids are handled for goods services, how contractors and vendors work are tracked and taken in consideration when seeking more goods/ services. ( due May 2026)

Moving forward, update unit owners of who will be the contractor for capital improvements, the cost of the winning bid, the cost of other bids and why the contractor was selected as we know cheaper option is not always the best option.

PPD look into creating a on-going community self-defense class and update the community. (few times a year: weekend, night, weekday.)

Better and more consistent enforcement of quality of life issues: noise complaints, dogs off leash, not picking up after dogs, illegal dumping, throwing items out of windows. Open containers in public, radios outside. Breaking of front building door locks and glass. Start legal proceedings for residents who violate and disturbed the peace negatively affect the quality of life regularly.

Add more PTZ security cams on E Tremont ( previously requested) This was started, coverage can be improved on the rest of the street. Assess other locations that could use more camera coverage and install them.

Daily trash pickup in the north. Supplement DSNY pickup with private carter on other days of week or switch to containerized collection; DSNY then told us daily pickup would be an option.

Service Dept & Maintenance improvements

Provide service dept employees a cell enabled tablet. When they come to inspect they enter all the needed info for repairs, check inventory of parts, and schedule work for a future date while doing the inspection. (previously requested)

Create an app that allows residents to put in tickets for most common service items: broken elevator, broken front door, dirty hall, etc. The ticket is integrated with the backend and would get dispatched automatically to the employee's device. When required, the app allows residents to make an appointment. improve the reliability of old elevators before they are eventually replaced. by pre-ordering parts before they are needed since these parts for old elevators need to be special ordered this will reduce time elevators are out of service. (Due April 2026)
